Lovely little place just a short walk from the lake and town centre. Our room was well-appointed, comfortable, and spotlessly clean. The hosts were friendly and gave great tips on things to see in the area. Nice continental breakfast. highly recommended.

The location by the lake provides beautiful views and easy access to restaurants and attractions. The staff provides excellent service and the rooms are equipped with great wardrobes and a good shower.

This hotel was fantastic! We loved how clean and well-maintained it was, plus the facilities were excellent. The breakfast was really yummy and provided plenty of options for different dietary needs. We also appreciated how friendly and helpful the staff were. The location was ideal - right in the heart of a bustling tourist center with lots of great restaurants and close to the lakefront. It was so easy to get around and we loved being able to walk to everything we wanted to see.

We loved the character of the old house and the comfortable and clean rooms. The location was perfect, close to the lake and city center. The staff were friendly and helpful. The breakfast, though not a lot of food, was fresh and delicious. Access to a car was available, which was a must for exploring the city and surrounding areas.

The hotel is conveniently located close to the lake, restaurants, and "Eat Streat", where you can find fantastic food. Rooms are spacious and have a portable electric fan which helps keep you cool. The breakfast room and kitchen are huge and offer plenty of coffee, tea, and biscuits for you to enjoy. The hosts are lovely and helpful, and the hotel has been recently renovated, making it a great boutique option.

The walls are quite thin, so noise can be an issue if you're looking for some peace and quiet.

I recently had a fantastic stay at a charming little hotel near the lake and town centre. The location was perfect, allowing me to easily explore the area's natural beauty and enjoy the vibrant dining options on "Eat Street". The hotel staff were incredibly welcoming and provided excellent service throughout my stay. The attention to detail in the rooms, including the comfortable twin beds and basic but clean bathrooms, was commendable. Additionally, the breakfast served at this hotel was absolutely delicious, with a variety of options including caramelized fruit that added a delightful touch.

Best B&B Ever! Fantastic Location. My recent stay at a B&B in Rotorua was the best! Located just steps away from the lake and within walking distance of all the shops and attractions, the location couldn't have been better. I loved how clean and well-decorated the B&B was, it felt like a boutique hotel. The breakfast was splendid and the kitchen was stocked with everything I needed. I especially enjoyed the quiet location, it was so peaceful and relaxing.

Great location close to the town center and delicious breakfast. The room was cozy and clean, with comfortable bedding. The staff was friendly and provided useful information about the area. Plus, the free Wi-Fi was convenient for staying connected with family during Christmas.

The room was a bit noisy, with the street noise coming in. , the room felt small for the price paid.

The lakeside walks from the motel were simply breathtaking, and we enjoyed exploring the beautiful Rotorua Government Gardens nearby. The kids were thrilled to have a fun day at the Government Gardens Golf and Rotorua Golf Club, where they got to try their hand at mini-golf. The location was perfect for family activities, with plenty to see and do within a short distance.

My wife says that it would have been great if the B&B had a small playground or outdoor area for kids to play.
